Cost of pool and garage conversions?

I'm trying to buy my first house that I plan to live in for a year or two, before renting or selling it. The current house I'm looking at is a bit unique. The owner has converted the small pool into a koi pond and converted the garage into a storage/office space. The garage area still has the garage door. The only difference in the garage is that the floor is tiled. I'm unable to tell if the bed of the pool has any damage because of the murkiness of the koi pond. How much would it cost to convert the pond and the storage/office space back into a pool and garage? I'm not familiar with any of these types of renovations so any advice is greatly appreciated!
