No permits on a garage conversion and addition to the main home.
I know of a "friend" who converted his garage and is renting it out. Also "he" added a bedroom and bathroom to his house to accommodate himself. "He" did a "good" job on the construction but is wondering if he should try to get permits and make it all legit.

Should you? Yes. But realize this can be a non-trivial undertaking. I've been there when a borrower got caught doing unpermitted work, ran out of cash and gave the property back deed-in-lieu. We were able to resolve the issues, but the city required opening up walls and digging up part of the finished basement so they could inspect and approve the plumbing and wiring. Around here cities double the permit fees in a case like this.
