Finding properties in San Antonio

Hello all,

I was hoping that a few of you seasoned investors would give me some advice on finding some properties to flip. I currently am trying to invest in San Antonio. Its been pretty competitive here. How can I consistently have properties to flip in a market that seems like everything is going fast? 

Also any advise on strategies that have worked well for you would be appreciated. I know you cant tell all your secrets but maybe one. If any veteran investor has time from their busy schedule I would love to meet with you over coffee or something. Any out of state investors that have time I would love to message you if you have advice.

Have you heard the phrase "It takes money to make money??" There is a reason why phrases like that stay around. MARKETING is key. You have to find some lists(divorce, probate, preforeclosures, etc) and send them postcards and/or letters consistently.

NETWORKING is also vital. I like to have friends and colleagues who do the same thing as me. We can trade good and bad stories. Everybody learns from each other.

DRIVING FOR DOLLARS works well if you have smaller target areas. If you are sure that you want a certain area, drive around for 30minutes or an hour. Look for all the high grass houses, vacant looking ones, or look for red tags on the electric meter. Get the address, look them up and send them a letter or postcard. Better yet, ask the neighbors where the owner went. Tell the neighbor you want to buy the house and fix it up so that he will not have such an ugly house next to his.
