How much Cash is required to start house flipping business in Maryland.  

Is 400k to 500k cash enough to make a living by flipping houses. ?

Question Here:

Have you ever flipped a house?? If so , you have plenty of money to do so. However, if you had that kind of money to invest why would you not lend the cash to flippers with secured 1st lien position and make 12% for just making paper transactions?? Don't mean to insult in any way here just a question. Your annualized profit for doing 6 months loans with 2-4 points up front would make you a very good living.
