What are folks spending on rehab, basic 3 week, 15k material flip

  I am curious to know what rehab folks are spending for labor on their flips.  In your response, can you specify if you are using subs or employees.  Thanks.

Labor rates vary throughout the country.  I have done some rehabs in the area south of Boston which has some of the highest labor rates in the country.  Electricians are getting $40 to $80 per hour.  Plumbers are making the money of doctors.  I have also done a few rehabs in Western PA where the wages are much lower.  I get a lot my work done for $12 to $20 per hour.
