Colorado flipping and Rehab

As a new investor what would be your first move? I am always reading and listening to blogs. Im looking more for action, what would be your first step into action on your first house rehab?

SELF INVENTORY.... where are you now, where do you want to be, who will be going on this journey with you (include them in the process), what are your dreams, what are your goals (measurable goals) that will get you to where you are going, what is your skill set, what is your passion, what is your current net worth, what is your current credit history/credit score?

I read your profile... your fiance will be a key partner, either active in the business or cheering you on, so explore this together. Listen to some podcasts together and talk about what resonates with you. Talk about the books you have read and what you have learned. Start applying what you have learned by developing the right MINDSET. Develop good money management habits NOW. Build your credit worthiness NOW. Network with others NOW.

Many people start out with house hacking a small multiplex, living in one unit and rehabbing and renting out the other.

Since you indicated in your profile you want to get into flipping, do as @Bill S. suggests. Also, drive the streets of where you want to invest/work and keep an eye out for distressed properties, track down the owners and see if they are open to selling. Go to the court house steps or other arena where houses are up for auction, and observe the big guys and gals who are actively buying properties to flip (be prepared for a cold reception - just watch how they do what they do); my husband and I did that and decided that wasn't the way we wanted to buy properties, but did learn something in the process.

Join a local REIA and get involved, volunteer to help out in the organization and/or with another member of the group with their properties and projects. Be open to learning the ropes from another person who has successfully flipped houses in your area by exchanging some of your brawn for some of their brains. :-)
