purchasing a wholesale house with tenant

Purchasing a property wholesale where the tenant is a relative of the owner and hasn't paid rent.   Our intention is to pay the tenant to vacate in 15-20 days on their own.    They are already moving but looking for an incentive to move which we don't mind doing for their cooperation.     Does anyone have any notice to tenants or forms we can use for an agreement that we can pay them to vacate.   They will be leaving a ton of personal property so we need something that allows them to agree that when we get the keys, whatever is left in the house can be disposed of once we give them payment.   Any thoughts or suggestions
