The cash you need could come from the investment property itself. Virtually all properties need some repair; so ask the seller to make an improvement.(Painting the front porch for example.)Then, offer to make the repair for the seller in exchange for a deposit.Have the seller write you a check, and then endorse it back to the seller. “As $5,000 down payment on the property and consideration for this Agreement, buyer will paint the front porch by July 4th.”
