Philly Flipping

I am a new investor to Philly... and I want to rehab and flip.......I wanted to know, 1.what are the Hot Areas to flip in? 2. What is a decent purchase price and the ARV in the different hot areas? 3.After the home is flipped in the hot areas what are the usual DOM until sold? 4. What areas should I avoid? 5. what are some general do's and dont's for Philly? Also the system that I use does not give comps for PA... any suggestions without bugging a realtor all the time??? thanx
