I think its actually statistically proven that home prices are the lowest/slowest in October. Great time to buy. Not the best time to sell. If it's going to take you 4+ months to turn the home around go for it! Typically sales are the best in March-July.

Depends on your strategy and how fast you can rehab a property but I've heard that fall and winter are the buy times to position yourself to sell after the New Year. We've found that retail house buying slows a bit during the holiday season due to everyone shifting to the family time and travel. I'm sure each market is different but that's just been something we've noticed. That doesn't mean there aren't motivated buyers out there or motivated sellers, but we generally will be looking for our flips during this time so that we can have them finished after New Years. Either that, or we factor in the wait time, holding costs, etc. into our buy price and sell price if a deal does arise during this time that we want to jump on.Best of luck!

I make money on a deal when I buy, so anytime I find a deal , I buy.Many real estate agents claim December is slow and no one buys a home in December, so they stop working from Thanksgiving until after New Years. I am always very busy in December, as I work my business year round. Same goes with my real estate investment business- marketing, find deals, buy, rehab, sell, repeat.

All thanks for your comments. I also think your real estate agent can provide more fidelity for your local area. I'm currently looking for a rehab and base off the discussion, this would be the prime time pick up a 90 day flip.

Hello,I hope you receive more responses because I have considered this same question. I am just gathering my tools for successful flipping right now, but do know that in my (JOB) industry there are very definitive selling seasons. Like most things it's not impossible to sell outside the season, which I have done, but the focus needs to be on the well known season.In selling homes I have read there are some advantages to selling in the winter like reduced competition, and potentially higher margins. However, I'm not sure if these are just positives to that season or real advantages over selling in the prime season. I'm hoping some experienced Real Estate agents or Flippers provide feedback as well.

Hello BP'ers,

I was reading a real estate article the other day which talked about end of the summer buying season (particularly for SFRs). For you experienced flippers, is this something you consider for prior to purchasing properties. Thoughts?
