Looking to gain experience

My Husband are starting out and plan to begin with rehabbing to build cash on hand. We would borrow money, but my new counseling business is our household income. Being in business only 2 years and with savvy IRS deductions- my income on paper is not a true representation of what I make. This is making it hard to borrow money. We are looking for other ways to find the money we need to get started. One thought is teaming up with someone else who is willing to invest in us for a 50/50 split of profit.

Is there anyone out there willing to go in on a deal in Atlanta area, we can meet up and make sure we are a good match.

Or any other tips to getting cash needed for that first deal
