Fire Damage

Good Morning BP Nation,

I hope everyone enjoyed their Memorial Day festitvites and we are all now back to work hopefully doing deals and building our RE portfolios. Anyhow I was wondering if anyone had any experience with fire damaged properties. I have recenlty run across one here in Charlotte thus if anyone in the Charlotte/Nort Carolina area has any insight please feel free to chime in! I'm really wondering what are the pertinents to evaluating the homes value; i.e what are the important questions to ask. I would assume it matters where the fire started, and how long it burned for but other than that I am at a bit of a loss.

Also if any of you have dabble in this market how did you approach your rehabs? Would you bring in a specialist to asses the fire damage first before making an offer?

I'm headed out to see the property later today so any insight is certainly going to be appreciated!
