Resdential Lease Forms for WA State

Can anyone recommend the best form to use for a residential lease in the state of Washington? When I was in VA I was able to get a very good one from The VA Association of Realtors, but the Association for Washington does not deal with forms anymore. I am not a member of any organization that I can go to for one. I am just looking for as good of a lease then I had for my VA property.

Thank you in advance for your help!

Maybe become a member of the WLA.   http://www.walandlord.com/.  For the $45/yr they offer all kinds of forms and help. Here in central WA I've seen 10 different styles of leases.  Learn the WA landlord/tenant law http://apps.leg.wa.gov/rcw/default.aspx?cite=59.18

King county is it's own animal.  Know your stuff for sure if you operate there.  Good luck @Gigi Michaels !
