Tax records wrong on square footage

I bought a house and tax records showed it was 1630 sqft. Appraisal came back with 2055 for my HML. This appears to be all legit square footage, no additions or add-ons...all original square footage. home was built in 1996.

I know I have had issues before on enclosed garages and add-ons when selling or doing a refi and they would not count that added square footage because it was not permitted.  They would only use the square footage from the original tax rolls and not the enclosed garage square footage.  On thos one, it appears the tax records are just wrong.

Anybody in Texas have any experience on selling a home like this and if the buyer appraisal will count the extra square footage?  Will they only take the original 1630? or go with the 2055?
