Features that sell a rehab

Merry Christmas everyone! Newbie here from MD. I'm planning to focus my REI on fix & flips. Was wondering if some experienced flippers out there might share what features they feel have made the sale on their flips. Open floor plan? Classic design? Kitchen/bath?

To me I focus on a couple things:

1. Getting them to the house: You do that with great professional pics and descriptions

2. You got to get them out of car, so I focus on making sure the exterior looks great. 

3. I WOW them with the Kitchen and MASTER Suites. Everyone says Kitchen and Bathrooms, but to me more important then the hall bath is the master suite. Walkin Closets, Designed Closets, and Master Bathrooms.

4. X Factor this is when I want to close the deal, like the cherry on top, so I pick out one small thing I can do that the buyer wouldn't expect and I give it to them. Normally under 1k.  

I do a lot more but that is the basics. I think it is important in how the first see your house, what they smell at your house, how it flows, what is the first thing they touch, and creating a feeling of them wanting my house. 

There are many things we do to make that happen.
