Cross collateralizating a rental property to get 100% funding for a flip?
I have used a hard money lender at 10% (20 yr amortization with monthly payments) and 3 points. I had his money back to him in less than 90 days. I had to front rehab money which was difficult because I had multiple projects going on.
I'm looking for 100% funding so I can flip another property with my own money at the same time.
I'm considering asking this lender to roll all of my costs and payments to the end of the loan (when I sell). In return, I'd cross collateralize a rental property with sizeable equity for his protection.
Thoughts?
