Need help flipping homes
Hi everyone
I'm new here and I can't even tell you how very glad I'm to have found this site.
I want to use RE investing to fund my retirement.
I live in Pasco county which is near Pinellas county and Tampa Bay.
I have the skills, tools and knowledge to rehab (have done many of my own personal homes) snd also to locate the properties since I'm a part time Realtor. I've connect with 2 really great investors that want to start small, around 70K flipping properties.
From my research I have realized the best potentials are in Pinellas county not Pasco and Hilsborough too far, foreclosures, SFH no Condos. Of course most of those homes have tons of cash investors going above price.
Seems like the little guy getting started doesn't stand a chance.
Can you please advise, maybe if we should go after FSBO' s or probate or old expires or unlisted houses or short sales so we don't have so much competition with REO's.
Can you also direct me to a crash course on house flipping as far as where to look on BiggerPockets for specific pod casts, forum postings, ebooks, etc. on the subject.
These 2 investors have a lot of money tied up with this RE guru and let's just say it doesn't seem to be what's it suppose to be, let's just leave it at that so in case he is on this forum, he won't figure out who we are.
But I have a very big responsibility to guide them since they are both in poor health now and need me for the rehab.
We depend on each other a lot, them for me looking property and fixing and me their investments to lauch my RE investing career. I can't make any huge mistakes and ley them down and myself.
Please advise and help.

In terms of what to target, I would agree that it´s easier to avoid REOs and Foreclosures and focus instead on motivated sellers in the pre foreclosure, probate, divorce, code violation etc.categories. It doesn´t take much money to build up a decent list. Here is a terrific post on how to get started with direct mail:
