Flipping Investment Property...look to other markets

Flipping Properties requires two things
1. A property you can get at the right price, and improve for a higher ARV
2. An exit strategy...(some one to buy the property)

In this market we see an inefficiency in many cities and towns across the country that provide great deals. The problem is that there are few buyers in these markets. On the other end of the spectrum we see many cities and town across the country that have gained great wealth, yet there are few deals.

As a rehabber and flipper, I see great opportunities to rehab solid investment properties where the median price is well under $100k and the rents are well into the 20% plus cash on cash returns. By marketing these properties to investors in the areas of the country that have high appreciation and or incomes, you have a strategy for success.

As a Rehabber, I am much more comfortable buying a duplex for $15k, and putting 30K into fixing it up and selling it for $75,000 than I am trying to make 30k on a $250k property. Better yet, because it is an investment property I can build a list of interested buyers ahead of time and in many cases the property is under contract before I am done with the construction.

The question always comes down to travel and working remotely. This is where i like parnters. If I live in an high income area with few deals, I look for a rehab parnter in an area of the country where there are plenty of deals, and I offer to fund the deal and bring the buyer...the local parnter is responsible for finding the deal and managing the rehab. When it is done and closed we split the equity / profit 50/50

So if you are struggling to find deals that work in this market...you may want to look for parnters in areas of the country that work....just my food for thought.
