Rehabbing Brick Bldg in TX -HELP

My husband and I bought a historic brick schoolhouse in Yoakum, Texas. We paid cash and are looking into converting the building into apartments. The building needs basically everything- the roof has fallen in and that has caused significant damage to everything, so we need to gut it and rebuild it. We currently don't have enought to get anywhere close to finished-we are planning on moving down there and starting sometime next year, but we are trying to find funding or loan or investor options. Any resources would be greatly appreciated.
