Okay perfect I'll knew you were a keeper okay its off the market free and clear major rehab on a Duplex 2 units with each 3br/1ba in each. Asking:75K Repairs:45-50 ARV: - $180

Also there's a Lot right next door that is also owned buy us, that's big enough for another house

we're willing to add the lot to the deal for only $10K more

So total amount: 85K

Rehab on 1st house 50K+85K=135k ARV180K 2 DEALS FOR THE PRICE OF ONE - REHAB & NEW CONSTRUCTION

Profit : 45K

New Construction 65K-75K + 10K =75K-85K AVR - 150K-170K

Profit - 65k - 85K
