Access to capital is easy to find. The right funding relationship is harder.

A lender who understands your goals, your deal structure, and your timeline is worth more than one who just offers a slightly better rate.

Because when things go wrong—and they sometimes will—you’ll want a partner who picks up the phone, not someone who disappears behind the fine print.

In this business, relationships close deals. Not just capital.

 This is where morals, values and ethics come into play. Do what you say you are going to do and be honest. Far too many people I am seeing in some of these high priced guru groups are playing in a very gray area (really its not even gray but...) and doing some really shady stuff.

They think that its ok because they are gonna make a quik buck but the reality is real estate is the long game and if you get a bad reputation in this space it will stick with you for a very long time.
