Foreclosure under contract. Instant Equity

I HAVE A SINGLE FAMILY 4 Bd 1 Ba

In foreclosure under contract by owner and agreement with the lender to bring the mortgage current and consume loan under the same terms or to purchase. 

The balance is 43k and they ARV is 150,000k. I have official renovation estimates from licesnsed contractors yet I don't qualify for the loan myself nor have the funds to bring current. Any advise or interested investors? Let me know! Time sensitive
