Best Carpet for High End Rental

I have a high end single family home that I is for long term leases (monthly rent is $6k).  After the current tenants move out, I need to replace the carpet and pad.  Tenants are allowed prior approved pets.  What recommendations do you have about quality or brand?  I'm on the fence with a mid grade carpet that gets replaced with each tenant, versus a higher quality that can stand up to stains and cleans well.  I have 1 staircase and several bedrooms of approximately 2000 sqft.  Thanks!

     I would go LVP and have them put in rugs if they want the carpet feel.

    I would use a higher quality with a thick pad if it is high end.. Honestly though, I would be using an LVP
