I've seen some posts arguing about design and color scheme choices that are in and out of style in rehabs and flips so I figured I would give my first hand advice. Interested to see others experience as I know price ranges and rehab budgets control quite a bit of this. The last two years have been pretty much the same.. We have seen alot of the same choices in our flips for investors and turnovers for pm groups. Here is a sample of what 4 out of our last 6 flips have included. Of course not all of these are exactly like this but I do see quite a bit of the same choices still. "If it ain't broke don't fix it!"
Paint: Agreeable gray is king still don't let anyone tell you different! White is also still popular in flips due to buyers being able to change it easier upon closing or if lighting is poor and the space needs to be brightened up.
Flooring: A lighter or mid gray lvp to compliment (~$3 sq ft material)
Cabinets: White shaker style (Lowes/Home Depot, Readily Available with little lead time)
Countertops: White Quartz with black veining to match black matte finishes if the return on investment is there or just a nicer laminate (calacatta marble natural stone look)
Finishes: Black matte for a modern look or the classic brushed nickel. (There is a price difference but suppliers have bridged that gap quite a bit due to popularity in the last ten years)
Bathroom: Basic white subway tile to the ceiling for bathtubs/showers if surround is not desired. White shaker style vanity to match kitchen cabinets with hollywood lights above mirror.

IMHO if I wanted to know what items would entice a buyer I would ask a buyer.
The easiest way to ask a buyer is to visit large footprint new home builders model homes.
Those homes are your benchmarks (competition)
do what they did.
