Best neighborhoods for flipping - Tampa

Looking for feedback on great areas to flip in Tampa/ St Petes and surrounding.

If you are a realtor, weigh in, we are not represented there as of yet.

4 bed 2 bath or the possibility of that

1750+ sqft

$500,000.00 or less. Cash.

What return are you looking to make?

Just about any neighborhood within 30-45 minutes of Tampa/St Pete offers solid opportunities for flipping (I know, I know, a realtor telling you everywhere is good to buy :-). 

I am not sure what the Denver market is like but there are not too many HOA neighborhoods in this area unless you go east in areas like Brandon, Ruskin, Valrico (which are good areas to flip in) or North of Tampa in areas like Land O Lakes, Wesley Chapel & New Tampa. Some of the top neighborhoods closer to downtown Tampa and downtown St Petersburg include:

South Tampa - 33629, 33611, 33609, 33616 (there is potential to get homes under $500k here but prices go up to $1 million+). The under $500k price point will mostly be found in 33611 and 33616. 

West Tampa - 33607

Town & Country - 33614

Temple Terrace - 33617

Forest Hills - 33604

Areas surrounding down town St Pete - Kenwood 33713, St Pete - 33710, 33713

Gulfport (15 minutes west of downtown St Pete) - 33707

Clearwater - 33755, 33765

Dunedin - 34698

FANTASTIC reply. Thank you kindly. We have had good luck doing 15-20% profit on ARV in other markets.

So if purchasing at the full $500,000.00 we'd be looking for a $700k sale price.

Hey Terri,

After doing this for two years as a licensed broker, lender, and wholesaler, I’ve found some great spots in Tampa/St. Pete for flips. Seminole Heights in Tampa and Old Northeast in St. Pete are both solid choices with lots of potential. Kenwood and West Tampa are also on the rise, offering good deals with strong appreciation. Gulfport’s unique vibe is another area worth considering.
