FANTASTIC reply. Thank you kindly. We have had good luck doing 15-20% profit on ARV in other markets.

So if purchasing at the full $500,000.00 we'd be looking for a $700k sale price.

Looking for feedback on great areas to flip in Tampa/ St Petes and surrounding.

 Sure! We are furnishing with contract grade quality and amenity heavy (game room/hot tub/murals/new paint/lighting and ALL basics needed to host a 5* stay so all bedding, kitchen items, bathroom items, linen and bedding as well as the labor for trades. Our stays are aimed at being above the market in order to capture it.

We own mountain properties and beach/pool properties... Both can be pretty maintenance heavy... We self manage.

Before you get a management company look to hiring FANTASTIC boots on the ground. Your cleaner and your handyman should be more than sufficient if hiring smart! Between the two all issues should be caught before guests and all issues should be handled without more than a text or phone call by you.

Find people who are responsive, responsible and capable in all the ways you need and then, and this is the most important part... PAY THEM WELL! Having these two members be loyal and truly want you to success because you help them succeed is the game changer.

Alrighty, lots of info coming, once I start I can't be stopped!

Listing - Highly recommend Angel Host for a deep dive here! I do recommend more exterior pics unless the exterior isn't all that. The other listings in the area offer a lot of context on the land, setting and the style of home

Pricing - From the limited date range I checked, I do think you are actually lower than almost all... Which leads me to my next bit of advice!

Design - A LOT of the listings in your market have charm and or unique design... I do feel like this is where you might be lacking. The property is clean and cute so congrats there, but some, comfy, cozy, stylish spaces would go a long way! Unique amenities: Sauna, hot tub, game room options (even if just one!) hammocks, outdoor entertainment options etc. are going to be your make or break!

 Hi Steve, we do a LOT of work in this area for our own properties and clients. I can recommend Laren Newell for bigger projects and John March for smaller to larger. For landscaping Pablo Rascon is the best. Send me a message for numbers.
