Hi, need help with clients doing a fix and flip

Hi everyone, I'm a Consultant in RI and have good relationships with lenders there but now have a client in Louisiana who I've been trying to help for over two weeks now. I've referred them to several people but they always say the points are too high, they don't want to put that much of their own money down and need a higher LTV based on the ARV. They want me to try to find them an individual investor but every time I look online all I get are ones that look like they might be and end up being hard money lenders or larger companies. What is the best way to go about finding investors in other states further from your own? Any help would be appreciated and thank you very much! -Nichole
