What kind of insurance do rehabbers get? Builders risk insurance with general liability? Which company would you recommend? I'm currently looking for one for a single family one story home without HOA.

 If we go with any GC then we don't need insurance during REHAB right ? if we choose sub contractors for each work and we manage all the work independantly then need to take insurance is that correct ?

yup you'll go with a builders risk policy with a basic 1m liability attached to it . insurance agent can recommend best for the extent of the project

For Builder's Risk try Nationwide--I've had decent rates with them.

 Simple my Ins co, calls it vacant insurance. Just call your insurance co. Do you have a deal you are working on ?

 Vacant property insurance in and of itself is not enough to cover during remodeling.  It depends on what work is being done and the rules of the particular insurance company/policy.  Talk to your agent and don't try to hide material facts about what you're planning to do.  Will only cause issues in the long run.

 I am not certain that's exactly what they call it. I just say" (I have done over 500 in my market this way) Hey Christie, I need insurance its vacant and we are doing a reno. It lasts for 3 months MAX (USUALLY only 1 ) and then changes to a " normal " policy
