Rehab Team Building

I need advice on building a rehab team. What is the process of going about rehabbing a house? How do I go about getting a plumber, electrician, roofer, etc? How do I go about paying them? Should I go after college students that specialize in each trade? Would it be best If I go after contractors instead? Would a lawyer be involved? Would contracts be involved in the process as well? Am I asking the right questions concerning team building?
