What is a good value to use when caculating after repair value by square footage on the Westside in LA?

David is correct on both accounts. You need to make lots of offers to get a deal closed. Having a good means to do this efficiently is important.

For values, you need to run comps, trying to calculate based on average price per sq. ft. Is Not going to be accurate. Your market conditions also factor in this evaluation. Knowing your market is key.

I run comps, select the best ones based on proximity, comparable bed and bath mix, comparable size lot and house, and within the last 3-4 months. Then each comp is adjusted as needed and a final result s determined. This is not just math but an art form.
