SB9 Additions in Sacramento Area

Hello All, I have a question for those who have done SB9 additions. I have a SFR close to Kohl's in Antelope. I am thinking of adding a 2 bed two bath attached structure to my current house. It will share 2 walls so my thinking is it will save on the construction cost.

1) Does anyone know- Would the house (after the addition) be considered a duplex? I read several articles that seem to contradict each other. 

2) Main house is about 1800 square feet.  Will I be required to install sprinkler system if let's say the addition is 1000 square feet?

3) If you were building the addition would you make it 2 bedroom 2 bath or 3 bedroom 2 bath. The neighborhood is blue collar. Most homes built in the 80's.

I am thinking construction costs will be around 150K and It will rent for about 2000-2400/month depending on if I go with 2 or 3 bd. I owned this property more than 3 years.  After the project is done the total square foot would be around 2,800. New builds close to my property at same square footage are listed at 660,000 (4 bd 3.5 bath). After the project my property will be 6-7 bed and 4.5 bath.
