Washington State Contractors License

Happy New Year!

Many of you know that in Washington State there is a law is that says if you want resell a property within a year at least one of the property owners has to be a licensed and bonded contractor. I would like to get into flipping in WA state and am wondering what flippers do to comply with this law? Do you just get your license? Partner with a GC? If you partner what arrangement do you have?

We have the same law in OR. Getting a license is fairly easy and not that expensive. If you are doing a lot of DIY you will get better pricing on some of your supplies which is an added incentive. I wouldn't enter into a financial partnership with a GC simply to fulfill this requirement.
