Looking for insights on an estimate given to rehab a 3b/2b sfh in GA

Hi All,

I'm a new investor and this is the first time a tenant left my property (3b/2b 1600sqft) in GA. I was wondering if you could help me understand if this estimate is fair. The PM said they would try to collect the funds from the tenant but I have to pay this out of pocket for now. I am not sure if this is a usual case but I want to do some due diligence. The tenants already paid 2 month fee for early termination and we hold a security deposit of ~$1800. Here's a quote I received from the property manager, any insights would be really helpful.

Estimate for rehab:

Painting - Touch up-Paint "ALL", walls, closets, pantry, Interior & Exterior doors, stair railing & banisters, fireplace mantel, interior & exterior trim, ceilings and trim as needed. (REMOVE EVERYTHING FROM WALLS & DOORS) "We will do our best to match paint up on touch ups" 1,610.00
Kitchen - Replace grease filter 35.00
Family and Living room - Replace two (2) bulbs and replace draw string at fan $32, Replace two (2) 2" faux wood blinds $150, and Replace 2 outlets $60 242.00
Master Bedroom - Replace interior door $225 and Replace one (1) 2" faux wood blind $75 300.00
Front Left Bedroom - Secure closet door knob $5, Replace door knob on entry door $20, and replace door stop $5 30.00
