Appraisers in Birmingham

Hello BP Community, 


My partners and I are in escrow on our first single family rental property in Birmingham. More specifically 35215 (Roebuck/Huffman area). We are out of state investors but we've been to the city before and are pretty familiar with the area just from studying it for the past year or so. We're trying to better understand what justifies a desired ARV. This specific property is a 3/1 1200sqft single family home. We'll definitely be doing some rehab but outside of just saying "we'll be remodeling the kitchen or bathroom" we really want to have a better understanding of what level of materials, finishes, etc. justify our desired ARV.


With all that said, if anyone has worked with a good appraiser in the area we'd love to give them a call and just pick their brain.
