Luxury Vinyl Plank Flooring Thickness

Hi All,

I am in the process of planning a rehab on one side of my duplex in Raleigh. I have spoken to a few flooring companies and many have recommended either a 40mil or 20mil thick LVP. Does anyone have any recommendation on the thickness I should go with? Materials at 40mil are about $6,200 vs $4,600 for 20mil. I am planning to keep this as a buy and hold rental for the foreseeable future. Any advice would be great!

    That sounds crazy thick most is 4-8 mm thick I use a 12mm thick often and creates problems with thresholds etc..   Huge variety go look at box stores & get an idea of what the diff & cost can be materials should be 1-3 $/ sq ft

    @Kevin Ivey I appreciate the feedback. I had a flooring contractor review the 6mm lifeproof LVP from home depot and his exact response was "they are trash" and to stick with 20mm as the baseline for rentals. The 20mm was I believe $2.95/sq foot using flooret.com so not too bad. The last thing I want is to go with a thin floor that wears easily.

    Hi @Ryan Pritchard, great question! Personally, we opt for luxury vinyl plank flooring with a 2 millimeter overall thickness and an 8 mil wearing surface in every property we renovate.

    This runs us about $3.00 per square foot once you include the shoe mold. We don't spend the extra on flooring because it tends to get torn up over time no matter the thickness, but that’s just our take!

    20 mil is fine. I had a similar question when I was researching LVP for a remodel at my duplex, and the consensus was most people were comfortable with a minimum of 12 mil for a rental, and I decided to go with 20 mil for extra protection/durability. 40 mil seems excessive.
