We have a small older subdivision in Neskowin, Oregon. We are putting some cottage homes in as well as some modern ones.   We are looking at the paint decisions and since women make 80% of a home-buying decisions, looking for someone whose brain naturally or through years of study, put together the perfect paint combinations on new homes.     Included is the home we are currently in need of painting.  Note: since I was not micromanaging this project, I realized we could have improved the facade, added stone, used a bellyband, wider trim and some shake siding accents the below the gable.  (Thank you value builder:(       (Yes- these are ocean view)

Not trying to get anything for free.  Just a lot of talented people.  I think @Jay Hinrichs is part of a worthy group to support if the BiggerPockets family helps me out!  (FYI, I hate the green one) .  (Also- It is hard to find a more supportive and knowledgeable group than what is found at BiggerPockets..  To the BP team- Thank you!

@Jay Hinrichs  We have danced between architects and draftman.  These are small lots with an Advantex septic, so a bit challenging.  I am pushing for some modern units.  Thought about the seafoam green, or the Coastal Light blue, but maybe too bold.  A bold-colored door will help.   Yes- I like the farmhouse white and black.. We did this one: https://www.zillow.com/homedet...  it turned out pretty well.

Drive around the area and look at some houses to get ideas.  A different coloured door helps...as does landscaping. Landscaping makes a world of difference.

Of these 4, the top and bottom left would be the 2 choices. For the bottom left, changing the garage door (and perhaps the front door) to black and using black gutters and downspouts will give you the nice black and white modern farmhouse design which is so hot right now (at least in southern CA).

Check out on Zillow 13450 Contour Dr Sherman Oaks and 12149 Hillslope st Studio City

Both are my designs and built by me in southern CA.

Softening up the front with grass, trees and flower beds (along with small colorful plants) will also help the front elevation.
