Question on Cash-out refinance on a flip

Hello,

I am closing on two properties next week for flips, each with over 80K of equity already. What I want to do is the BRRRR on those properties. Since this will be my first time doing this, I will need your advice.

Will I have to wait for a cash-out refinance on this flip? Does anyone have any recommendations for lenders who can do this type of refinance?
Any information would be greatly appreciated. Thank you.
