Seeking insights for refinancing a flip

Hello All,

My partners and I have successfully completed 8 months of very expensive land banking by way of HM. It is a flip but we bought multiple projects at the same time and had various issues occur which delayed the actual flip. Im seeking any thoughts on how we should go about a refi on this property. As of today, We are ready to move forward, drawings are done, permit is approved, contractors are ready.

Thoughts?
