Hey BP Family, 

I just finalized on my cash out refi on my primary residence. I was able to take out a total of $65k but only allowed to pocket $30k of the capital due to debts having to be paid. With the exception of my primary residence I am currently 100% debt free.  I am currently restoring my credit and looking to pursue Fix & Flips to build my portfolio and build capital to eventually fund Buy & Hold properties. I've been practicing running numbers on properties. I want to get better at my marketing strategy and looking to learn from someone experienced in this field. Are there any recommendations for me in finding a mentor/ guidance in the Atlanta market. Thank you all in advance.

Congrats @Scot Evans on having the courage to start building generational wealth through real estate! If you are looking for experienced investors to begin networking with and bouncing ideas off. I would recommend joining the local Atlanta REIA, subscribing to event notifications and showing up to as many as possible.

Also, reach out to the most active investors posting on the Atlanta forum, invite the for lunch or coffee and find a way to provide value to their business to incentivize them to bring you in and go over their strategies and the lessons they've learned from years of actively investing.
