Long distance rehabbing

Has anyone ever bought property out of state and used a local contractor to estimate the cost of repairs and actually done the work without you being present? I'm working with a local realtor on a tax deed property I'm interested in buying (He is my eyes on the ground for this property). It seems like a good investment once rehabbed. I'm just not quite sure how to get that process started. How do you find local contractors and how do you work with them over a several state distance? Any ideas would be helpful. Thank you.
