Analyzing Numbers - Flip

Hi BP Family, 

      I am curious to learn more about picking the right hard money loan lender. What factors are you considering when choosing one and how do you crunch your numbers to make sure there is a profit in the deal. I also like to know what's a good rule of thumb when it comes to flip deals. excited to try my first flip on my own but anxiety is also kicking in. Looking forward to hearing from you all!
