Estimated fixed and variable costs for Indy

Fellow Indy investors and real estate professionals. I’d love to hear your insights on fixed and variable costs in long term rentals in the area. Here are my assumptions:

Fixed

Property tax - 2% of assessed home value

Insurance - $600-800 a year for SFR

Property management - 10% of monthly rent + lease up fee of 0.5-1 month of rent

Variable 

10% of monthly rent for maintenance 

10% capex (depends on a lot of factors, so just an estimate)

10% maintenance/repairs since houses tend to be a bit older.

How do these assumptions compare against your experience? Do tenants pay all utilities or are landlords responsible for any of them?
