What's your opinion about rental properties in Lawrence

I see that it may a little easier to find good cash flow deal in Lawrence, compared to areas closer to downtown Indy. What do you think about this area? Is that a bad neighborhood? Is it worth investing there in buy-and-hold SFRs?

A nice podcast of different areas of Indy (including Lawrence) came out today: As long as you are in the right areas of Lawrence, you are good. Search "The Indy Investor Pod, Episode 58" on Youtube.
