Trulia says Bates-Hendricks is full of crime, but prices are up?

The Trulia crime heat map makes the Bates-Hendricks area look like some terrible place, but I know a lot of investment activity has been going on there.  Does anyone have any experience with the area?  How safe is it?

Wow I have done about 20 plus deals there if you think that area has high crime Oh MY gosh..

I can show U high crime.. pretty much just look at any place in any major metro MSA were you can buy a home  for 10 to 30k that's almost always the highest crime then it moves out from there.
