I thought I would post some of the numbers for Flips. These are divided in Single Family and Condos/Townhomes. The way I calculate this is based on MLS data. Some data that is missing her is the off market sales (example Sheriffs Sales, Off market sellers from Tax records that are reflected on the county records). We track this for our own investing to keep up with the pulse of the market. Flipping is purely about research and understand the buy prices. Sale price is based on the market conditions and we as investors have not control over that. It's purely supply and demand so it become critical to track sales both MLS as well as off-market sales and the base buy prices.

** This data is not complete is MLS only data. The rest of the date which includes off market sales as well is too much to post here and hard to make sense of. Hope some folks find it useful. Something to keep in mind the Condo / Townhome sale numbers are harder to track than single families. We don't really use the condo data it's a bi product of generating the Single Family Flip data so just keep that in mind. The way we count the flips is buy and resale within 12 months so if some properties takes longer to fix and resell then they will not get counted.
