Chicago Housing Voucher Tenants

Marco Pangilinan
Posted

Hi Chicago BPers -

Looking for advice from other landlords who have had CHA tenants in the past:

I bought a 4 flat in Wicker about a year ago and I inherited a CHA tenant. I decided to keep the tenant in place and the tenant's lease was set to expire 5/31/2020. I provided the CHA and the tenant 60 days notice that I was not renewing the lease.

I just heard back from the tenant yesterday saying she is not moving out at the end of the month due to a delay in inspection for a future unit.

Though the city is still paying for the unit past the lease expiration date, I did have plans to update the unit once they moved out.  I was wondering if any other landlords have had experience dealing with the CHA to help remove tenant due to an expired lease

Would love to connect with other landlords who can provide some insight

@Marco Pangilinan In the list of pros and cons of working with section 8 there is a "con" that is "the inability to control the move out date" and it is because your tenant moving out is not able to control the move in date on the other side.

Now what you need to know, did the inspection she needs on the new house side happen yet?  If you take her name and voucher number you can look up on https://www.chainspections.org/ to see where she is at in the move process?  If you look her up and there is no new property inspection pending or passed then they are not going anywhere anytime soon.  If they passed already then I would put the pressure on that you know they passed and they needs to get going.  You can also look up the landlord or PM on the other side if you have their address from the link above and ask them what they know about the move process and what stage they are in.
