New construction 3 unit condo with commercial

I will be building a 3 unit condo building but because of zoning I have to build first floor commercial. It will be 1300 sf. Not sure what would be the best way to sell it? Should I put it on the market unfurnished and build to suit for the owner. But are people buying office space these day? Its located in Roscoe Village, on Belmont. Or do you think it would be better to lease it out and sell it as rental property. This is my first time building a commercial space, anybody have any experience? Thanks
