Flexible lease end dates....thoughts?
I am an investor new to Chicago and I have been mulling over the idea of staggering my tenant lease end dates. Customarily it seems leases always end at the end of the moth no matter what the lease start date is. Which many times results in a flood of tenants moving in/iout at the same time, pure stress.
I am thinking of either by default or forcibly having my tenant lease-end dates staggered to each other as much as possible to avoid the month-end rush. The only disadvantage I can see to doing this is the increased number of prorations I would have to do for the last month since rent payments would still be made on the 1st.
What are you guy's thought on this? Does anyone already do something like this?
