Trends in Demand for Class A SFH Rentals

Is there a need for tenants screening rules needs to be revisited in this market since a section of qualified tenants are now able to afford buying homes (low interest rates)? 

I personally thought buying a home in this market is super competitive so I didn’t had to necessarily lower the standards for tenant screening (income, credit scores etc.) but was told about this in a forum. 

Wanted to check if there is still a strong demand for class A SFH rentals or if the target tenants for such properties are shifting towards buying homes?
