Should I sell OR should I rent it out?

Hello fellow BPers!

I'm a complete novice to REI but I did buy a condo in 2012. I'm a little eager to jump head first into REI but I'm not sure if I should keep my condo OR if I should sell it and use the cash from the sale to jump start my REI "career".

If I keep the condo and rent it out, cash flow would be about $100-$200 a month.  Downside is that I wouldn't have much cash that's needed to invest into another property (and I'd need somewhere else to live lol).  

I'd also like to move out of my condo so I can get a house (possibly rent a house, not purchase a house....houses in Hawaii are too expensive).

Another thought is to start with Wholesaling first, but is wholesaling possible in Hawaii (O'ahu specifically)? And if so, is there enough opportunities to make it lucrative?  I'd love to shadow someone in the wholesaling process if anyone is available!
